219 California – RTK designed this 3-story, 3-unit condominium complex, with one unit per floor and one level of subterranean garage. This building is modern in design, finished with smooth plaster to simulate concrete, and has a barrel-shaped curved roof finished in silver-toned metal. The barrel-shaped roof is evocative of ocean waves, as the project’s location is only three blocks form the Pacific Ocean. The large patio and balcony areas take advantage of Southern California’s temperate climate. Expected completion: Summer of 2006.
1524-11th Street – This 3-story, 5-unit condominium with townhouse-type units is located in an up-and-coming area of Santa Monica still sprinkled with single-family homes and apartment buildings from the 1960’s. The loft-style design allows for flexible use of space. The vertical south façade, with large windows, is balanced by the cascading northern façade with large private decks. One level of subterranean parking is provided. Expected completion: Summer of 2006.
