RTK is reshaping the urban fabric of downtown Santa Monica . These three new commercial buildings were designed and built simultaneously for different owners. The timely conjunction of the projects in this tight urban context allowed RTK a unique opportunity to create an urban space unlike any in the area.

The most distinctive feature of the projects, a shared courtyard entry and plaza with exposed vertical circulation features, was designed to create an inviting and engaging pedestrian procession into and through the buildings. This allows the courtyard to become an extension of the street and for the circulation elements to be exposed and liberated from certain spatial constraints.
