Stewart and Colorado, Santa Monica, CA – This project, currently in the entitlement process with the city of Santa Monica, seeks to create housing in a largely restricted, light manufacturing/studio district within the city. It is comprised of a series of buildings oriented around several courtyards. Massing varies from 2- to 4-story buildings of 145 units (10% is on-site affordable housing). The project is designed to incorporate green- building standards and take advantage of the local climate.

1438 North Wilcox – Hollywood, CA – This project consists of one building with four levels of well-articulated housing sitting on a plaza deck at its base, above subterranean parking. It is composed of a mix of 1- and 2-story units with loft-style spatial components such as high ceilings, open rooms, and flexible spaces. The exterior perimeter provides an attractive contemporary residential appearance and massing with varied parapet heights, terraces on the plaza deck level, balconies and landscaping. Large glazed openings to access the balconies and clear, story windows emphasize the spacious quality of the units.
